Let me be blunt: if you’re thinking about selling and you’re tempted to list high, you could be killing your sale before it even starts. I recently worked with a homeowner who listed $40,000 over market value because a neighbor’s home sold for that much the year before.

Three weeks later, it was crickets. Barely any showings, no offers, and when they finally lowered the price, the listing already felt stale, and buyers had moved on. A great home at a fair price, now stuck with a quiet question hanging over it: why hasn’t this one sold yet?

In 2026, pricing your home right matters more than ever, especially in a Phoenix market where buyer expectations are shifting fast. Here are the four reasons overpricing works against you, and what to do instead.

1. Overpricing shrinks your buyer pool. Every day your home sits overpriced, you’re losing potential buyers. Today’s buyers shop by budget, so if your home is priced $25,000 too high, it doesn’t even show up in their search results. Worse, the buyers who do see it start wondering what’s wrong with the place before they ever walk through the door.

2. You help competitors sell faster. When your home is overpriced, you end up doing other sellers a favor. Buyers tour several homes and compare, so if the house down the street has more square footage, better updates, or a nicer backyard, yours becomes the expensive one they use to justify buying something else. You don’t want to be the price anchor that makes another listing look like the deal.

3. A stale listing costs you. Days on market is the enemy of your list price. Locally, homes that linger past about three weeks often see a price cut of 5% or more just to win back attention, and that’s usually thousands more than you’d have given up by pricing it right the first time. Today’s buyers are informed, and they often come with agents who know the comps better than some sellers do. You’re really selling your home three times: first to the buyers comparing you to everything else on the market, then to the buyer agents sharing those comps with their clients, and finally on condition and price once an offer is on the table.

4. The appraisal catches up. Say you do find a buyer willing to pay your inflated price. The deal can still fall apart. If the home doesn’t appraise for the agreed-upon number, the lender won’t approve the loan, and the buyer will either walk or negotiate a lower price in the contract. Now you’re back to square one, often weeks later, and with a weaker hand than when you started.
