How do you find out what your home is really worth? A lot of homeowners start with Zillow or Redfin, and I get it. It’s quick, it’s easy, and you get a number right away. But here’s the problem: those numbers can be way off.

I recently worked with a homeowner who had been relying on a Zestimate that hadn’t been updated in months. It was off by more than $60,000. It didn’t reflect their remodeled kitchen, their upgraded windows, or the intense buyer demand in that specific area. Once we ran a full market analysis and priced it correctly, we had multiple offers within the first weekend.

That’s what happens when you stop guessing and start using real data. So, how do you actually determine what your home is worth? Here are four things every homeowner should know.

1. Online estimates are just a starting point. Tools like Zillow and Redfin are fine for a quick ballpark, but they don’t know if you’ve added a new accessory dwelling unit (ADU), refinished your hardwood floors, or live on the quiet side of Hawthorne. They rely on outdated sales data and can miss huge local value drivers. Use them as a reference point, but don’t make your pricing decision based on them.

2. A local CMA gives you the real picture. A comparative market analysis done by a local agent includes real-time listings, recent sales, expired homes, and actual buyer trends in your neighborhood. Pricing can shift dramatically from one neighborhood to another, so you need hyper-local insight. A good CMA also considers what algorithms can’t, like natural light, lot slope, garden space, and a scenic view.

3. What buyers are paying right now matters more than what sold six months ago. Your home’s value depends on what buyers are willing to pay today. That’s why I look at pending sales, buyer showing activity, and what’s happening in the local market. Are homes in your ZIP code going pending in days or sitting for weeks? Are buyers still waiving inspections? That kind of insight is what helps build the right pricing strategy.

4. Ask for a strategy, not just a price. An experienced agent won’t just throw out a number. They’ll show you how to get that number. That includes advice on staging, light cosmetic upgrades, timing your listing for the right moment, and positioning it to attract strong offers. This is about strategy, not guesswork.
